The client has the option of either to choose contractual maintenance programmer or non-contractual maintenance programmer.
CONTRACTUAL MAINTENANCE
Contract maintenance offers the client routine maintenance and supply of replacement parts as well as labour for the upkeep of efficient operation of equipment and systems. It is a systematic approach to year round maintenance under a contract basis.
This form of maintenance cuts down on the client’s manpower and toll requirement and eliminates the investment on spare parts. In effect, it adds up to cost savings for the client in capital and administrative expenses.
The three ( 3 ) types of contracts that we offer are as follows :
1. Preventive Maintenance Contract with Reimbursable
This contract protects the client by minimizing major breakdowns, ensuring efficient operations and prolonging the life span of equipment. Under this contract, we take responsibility for scheduled maintenance which includes:
- Regular interval inspection of equipment as per scheduled programmer.
- Undertake the necessary adjustments and calibration works.
- Advising on any improvement or rectification works and undertaking its implementation works upon the client’s approval.
- Consumables and necessary replacement parts are subject for reimbursement.
2. Comprehensive Maintenance Contract
Under this contract, we take total responsibility for complete maintenance services which shall include :-
- Routine maintenance works as outlined in Preventive Maintenance Contract.
- Supply Of Consumables and necessary replacement parts and labour to replace faulty components (as and when necessary).
- Providing prompt attendance to breakdowns.
- Accountable on the operations, troubleshooting and diagnosis of the equipment.
With Comprehensive Maintenance Contract, a client can budget more accurately since there is a fixed monthly sum for all services. It protects the client against unforeseen failures, minimizes equipment downtime and inconvenience to the tenants.
3. Building Management Contract
Under Building Management Contract, we take total responsibility for complete maintenance and operations of the building subject to client’s requirements. Skilled and experienced personnel are assigned to ensure smooth and proper operations of the systems and to carry out regular maintenance tasks.
NON – CONTRACTUAL MAINTENANCE
On a non-contractual basis, we will do spot checks, general maintenance services and rectification works on call basis.
